REDEVLOPMENT PROCESS

Redevelopment of the buildings are feasible , which are more than 30 years old or demolition for the reasons of the same having been declared dangerous or dilapidated or unsafe by or under a lawful order of the Authority. The redevelopment is better for Economic Revitalization, Increased Property Values, Improved Infrastructure, Enhanced Aesthetics, Safety and Security, members get more spacious units, latest facilities in the building and futuristic approach. The redevelopment is feasible for the registered housing society and registered apartment associations. In case of apartment, existing builder though kept some future rights in the old building, but redevelopment in such case is also possible in present conditions.

The redevelopment process covers following highlighted steps as per GR published by Maharashtra Government in July 2019. ( Please read published GR or consult expert for more details)

Society Resolution for the redevelopment

02.

Structural audit of the building

03.

Appointment of PMC

04.

Feasibility report of the development by PMC.

05.

Proposed planning of new building with options prepared by PMC

06.

All above reports, plans shall be present in the general body meeting and resolution of the acceptance of the same.

07.

Tender preparation by PMC for appointment of Developer

08.

Publish Tender notice in news paper for the developer section

09.

After receiving tenders / offers from interested bidders and prepare comparative study by appointed PMC

10.

Arrange general body meeting of members and explain the comparative study of the received tenders for the final decision.

11.

Application shall be submitted in DDR office by submitting all necessary documents for the further process and selection of developer in front of appointed officer of DDR office.

12.

Special general body shall be called for the final selection of the Developer in co-ordination with DDR office and make arrangement of video recording of special general body meeting.

13.

In special general body meeting, final selection of the developer shall be completed in presence of appointed DDR office representative by majority of member voting.

14.

Final selection of developer shall be announced and letter shall be given to respective developer to proceed for the development agreement.
